The Royce Hotel – Refurbishment & Heritage Rooms
Completion: February 2023
Client: Tabet Investments
Chroma Group successfully delivered the comprehensive refurbishment of The Royce Hotel, a heritage-listed luxury boutique hotel originally built in 1928 as Melbourne's first Rolls-Royce showroom. The project involved the transformation of guest rooms, suites, and public spaces, alongside the construction of a new glass conservatory and Porte cochere, all finished to the highest luxury standards while preserving the building's distinctive Art Deco heritage. Delivered within a live operating hotel, the project required careful staging, heritage protection, and close collaboration with the client, design team, and hotel management to minimise disruption to guests. Leveraging both local and international supply chains, Chroma Group procured premium finishes and materials to achieve exceptional quality and value, successfully balancing heritage conservation with contemporary hotel design.
Delivery Capability & Execution
Engagement Model
Chroma Group was engaged under a negotiated delivery arrangement, providing early assessment of design documentation, buildability, and procurement considerations prior to construction.

Delivery Constraints
The project involved heritage considerations, high-quality finishes, interface management across multiple hotel areas, and programme constraints associated with live hotel operations.
Execution Approach
Delivery was managed through planned staging and sequencing of works, with close coordination between Chroma Group, consultants, and hotel operations to align construction activities with operational and programme requirements.
Quality & Safety Controls
Quality and safety were managed through established construction controls appropriate to a public-facing, heritage hotel environment, ensuring compliance with regulatory requirements and protection of existing architectural elements.
Collaboration & Outcome
Chroma Group worked closely with the client and design team to deliver the refurbished guest rooms and public spaces in line with design intent and heritage considerations, while maintaining operational continuity and guest experience throughout the project.
